How do I apply for a rental property?
To apply for a rental, visit the listing on our website and click the “Apply Now” button. You will be directed to a secure online application form where you’ll need to provide personal contact information, proof of income, employment details and consent for background and credit checks.
What criteria do you use to approve tenants?
Once you apply for a property, our team will begin the screening process. This includes, but is not limited to, credit history checks to assess financial responsibility, employment and income verification to confirm ability to pay rent, rental history review and criminal background checks for safety and compliance.
What income is required to qualify?
Generally, applicants should earn a combined monthly income of at least three times the rent. We verify income through recent pay stubs, employment letters and/or tax documents.
How much is the security deposit, and when is it due?
Security deposit amount may vary by property, but typically, most properties require a security deposit equal to one month’s rent. The deposit is due when you sign the lease and must be paid before move-in.
When is rent due, and how can I pay it?
Rent is typically due on the first day of each month, unless otherwise specified in your lease agreement.
We make payments convenient for you through a secure online tenant portal. Through the portal, you can pay via ACH transfer, debit, or credit card. You can also schedule automatic recurring payments and track account balances and fees.
Is there a grace period for rent payments?
Grace periods vary by lease. Your specific lease will outline whether a grace period applies and any associated late fees.
We encourage tenants to set up automatic payments through the tenant portal. This is the easiest and most reliable way to ensure your rent is paid on time each month. You’ll never have to worry about missing a due date.
What should I do if I can’t pay rent on time?
If you anticipate difficulty paying rent, contact us as soon as possible. Communication is important, and can allow us to provide guidance and explore solutions before the situation worsens.
How do I submit a maintenance request?
Non-emergency maintenance requests should be submitted through your tenant portal. When submitting a maintenance request, please include a detailed description of the issue, and if possible, include photos or videos to help us understand the problem.
For emergencies, such as flooding, no heat in the winter, electrical hazards, or safety concerns, call our 24/7 emergency maintenance line immediately.
We respond to urgent issues promptly to ensure safety and minimize damage.
How quickly are maintenance issues addressed?
For major repairs, we respond within 24-48 hours. For routine maintenance, we respond within a few business days.
Any emergencies are handled immediately by our 24/7 emergency maintenance team.
Am I allowed to make changes or improvements to the property?
Please contact us before making changes. We must approve any changes to the property in writing.
Changes or improvements include painting walls, installing permanent fixtures, mounting TVs, changing locks, modifying landscaping and more.
Do you allow pets?
Pet policies vary by property. Some homes allow cats, dogs and other small animals, while others do not.
The listing will specify whether pets are allowed, and any breed or size restrictions. Pet deposits or monthly pet rent may also apply.
What happens during the move-in process?
On move-in day, you will receive keys and access instructions, a move-in inspection checklist and instructions for using the tenant portal. We will also provide any property-specific guidelines that may be important to know.
Can I renew my lease?
At Indiana Property Management Group LLC, we generally encourage long-term tenants and provide renewal options.
A few months before your lease ends, we contact you with renewal terms and any rent adjustments, if applicable.
We make renewing your lease simple, all done online at your convenience.
What do I do if I plan to move out?
If you wish to leave the rental home, your lease specifies the required notice period. You must submit your notice in writing either through the tenant portal or by email.
Once we receive your notice, we provide move-out instructions and guidance on cleaning, repairs, and key return. We also schedule the final inspection.
Following all our steps ensures you receive your full security deposit return.
When will I get my security deposit back?
After you move out, we will conduct a detailed move-out inspection to assess the condition of the property. You will receive a security deposit disposition letter and appropriate funds from us within 3-6 weeks.
